Pest control price in Singapore: a price list by pest
Almost every pest control quote in Singapore arrives as a single number with no explanation, which makes two quotes impossible to compare. The honest answer is that price is set by the pest, not by the flat: a one-off cockroach and ant treatment in an HDB flat runs about S$80–180, rodents S$150–350, and bed bugs S$250–500 per room, six times the cockroach price for the same square footage. Below is the full price list by pest, what drives each number, and when a contract is worth it.

One real anchor rather than a range: on a recent RK E&C job, termite treatment came in at S$350 as one line on a S$4,380 repair and redecoration quotation that also covered a water heater, three doors, aircon repair, waterproofing and a full repaint. Why the same flat gets four different prices
Quotes vary because these five things vary, and most quotes mention none of them:
- Which pest, and how confident anyone is about that. "Pest control" is not one service. Ants and cockroaches share a method; rodents and bed bugs do not share it with anything.
- Severity and how long it has run. A fortnight-old cockroach sighting and a two-year colony behind the kitchen carcass need different amounts of chemical, labour and follow-up.
- Access. Built-in carpentry, a false ceiling and a fully furnished flat all slow a technician down. An empty flat between tenants is the cheapest flat to treat.
- Method. Gel bait, residual spray, misting, heat and baiting stations differ enormously in labour and consumable cost.
- Number of visits included. This is where cheap quotes hide. One visit at S$90 that needs a second visit at S$90 is not cheaper than S$150 for a treatment that includes the follow-up.
When comparing quotes, the only question that reliably separates them is: how many visits, and is the follow-up included or charged again?
Cockroaches and ants: S$80–180
The most common call and the cheapest to fix, because the method is efficient. A technician places gel bait at harbourages (under the sink, behind the fridge, along cabinet plinths, around pipe penetrations) and applies residual spray to runs and entry points.
Gel baiting is deliberately slow. The insect feeds, returns to the harbourage and the active ingredient spreads through the population. Expect a visible drop over three to seven days and continued decline for about two weeks. A technician who promises everything dead by tomorrow is either spraying only what is visible or overselling.
What matters more than the treatment is what let them in. In HDB flats the recurring culprits are gaps around waste and water pipes under the sink, unsealed floor traps and the gap behind kitchen cabinet plinths. Rodents: S$150–350
Rodent work is half treatment, half building. Baiting stations and traps deal with the population present; proofing deals with the route in, and without proofing you are running a permanent feeding station.
A competent rodent job includes:
- Identifying the entry, usually a service riser, a gap at a pipe penetration, a damaged kitchen vent or a gap under a door.
- Baiting or trapping, placed out of reach of children and pets.
- Physical proofing. Sealing gaps with wire wool and cement, fitting door sweeps, mesh over vents.
- A follow-up visit to check stations and confirm activity has stopped.
If a rodent quote does not mention proofing at all, it is a treatment-only price and you should expect to pay again.
Bed bugs: S$250–500 per room
The expensive one, and the pest where cheap treatment is worst value. Bed bugs live inside mattress seams, bed frame joints, skirting gaps and upholstered furniture, survive months without feeding, and their eggs are not reliably killed by a single chemical application.
That produces two workable approaches, both costly:
- Heat treatment. The room is brought to a lethal temperature throughout, killing all life stages in one session. Fastest, most expensive, and heat-sensitive items must come out first.
- Chemical, two to three rounds spaced roughly two weeks apart, timed so the later visits catch insects hatching from eggs the first round could not kill.
What makes bed bug treatment fail is almost always stopping after round one because things look better. They do look better. The second round is the one that decides it. Insist the quote states the number of rounds and the interval.
Mosquitoes: S$80–200
Misting and fogging knock down adult mosquitoes but do nothing about breeding sites, so the treatment is a supplement to source removal, never a replacement. Check the usual suspects weekly: plant pot trays, scupper drains, air-con condensate trays, and any container on a balcony or service yard.

Termites: S$150–400 for spot treatment
Termites are their own category because the damage, not the insect, is the cost. By the time mud tubes or hollow-sounding skirting appear, the colony has usually been working for a while, and the repair bill for eaten door frames, skirting and built-in carpentry can dwarf the treatment.

The deciding question is not price, it is whether the cause is removable. A gap under the sink is removable: seal it, treat once, done. A bin centre thirty metres from your ground-floor kitchen window is not, and that is what a contract is for.
Treat before you renovate, not after
This is the single largest saving on this page and almost nobody plans for it. During a renovation, at the point when carpentry is out and surfaces are open, a technician can reach wall bases, floor voids and pipe penetrations that will be sealed shut for the next decade. Preventive treatment can also be applied to new timber before it goes in.
Treat after the renovation and you get limited access, or you drill and patch finishes you have just paid for. How much does pest control cost in Singapore?

Why are bed bugs so much more expensive?
Because eggs survive a single chemical application. Effective treatment means heat, or two to three chemical rounds two weeks apart to catch newly hatched insects. You are paying for repeat visits and much more labour per room.
Is a contract cheaper than one-off treatments?
Cheaper per visit, yes, but only better value if you genuinely need recurring treatment. If the cause is a gap you can seal, one treatment plus the repair beats a contract.
Do I need to leave the house?
Usually not for gel baiting and targeted spraying. Just keep off treated surfaces until dry. Misting and fogging normally require everyone and pets out for two to four hours. Ask for the re-entry time in writing, especially with infants or asthma at home.
Should pest control happen before or after renovation?
Before, while surfaces are open and wall bases, floor voids and pipe penetrations are still reachable. It is also the only chance to treat new timber preventively before it is installed.
How fast do treatments work?
Residual spray knocks activity down within a day. Gel bait works deliberately slowly: a visible drop in three to seven days, continued decline for two weeks. Rodent baiting shows results in one to two weeks. Bed bugs need the full two-to-three-visit cycle.
