Ready-made cabinets vs custom carpentry — which is this guide for?

There are two very different ways to get cabinets into a Singapore home, and they're priced worlds apart:

• Custom carpentry — built-in cabinets fabricated to your exact wall, quoted per foot run, typically thousands of dollars for a kitchen. That's renovation-contract territory, covered in our HDB kitchen renovation cost guide.
• Ready-made cabinets — units bought from Taobao, IKEA, or local furniture shops that arrive flat-packed or pre-assembled and just need to be installed: assembled, levelled, mounted and anchored. This is handyman work, and it's what this article covers.

The ready-made route has exploded because a $150 Taobao wall cabinet plus a $100 install is still a fraction of custom carpentry. The trade-off is that ready-made units only look built-in when the installation is done right — level, flush, and properly fixed to the wall. Wall-mounted vs floor cabinets: different jobs, different risks

Floor (base) cabinets stand on the floor and carry their load downwards. The work is mostly assembly and levelling — getting the carcass square and the doors aligned. They still benefit from being fixed to the wall to stop movement, but gravity does most of the holding.

Wall-mounted cabinets are a different animal. The wall carries the entire weight of the cabinet plus everything inside it — and a kitchen wall cabinet loaded with plates, cans and dry goods can easily exceed 40kg. Every bit of that hangs off a few screws. Which brings us to the part of the job that matters most.

Why wall cabinets must be anchored properly

This is the same logic as anchoring a tall wardrobe so it can't tip, but with higher stakes: a wardrobe that isn't anchored leans; a wall cabinet that isn't anchored falls. Over a kitchen counter, that means glass, crockery and a cabinet coming down onto whoever is standing there.

Safe wall cabinet mounting in an HDB flat comes down to matching the fixing to the wall:

• Concrete and brick walls — most HDB structural and party walls — hold standard wall plugs and screws well, drilled with a masonry bit to the right depth.
• Hollow and partition walls — common in newer BTOs and around service ducts — need proper cavity fixings (toggle or expanding anchors) rated for the load. An ordinary plug in a hollow wall will pull straight out once the cabinet is filled.
• Never rely on the cabinet's own back panel. The mounting rail or brackets must transfer weight into the wall structure, not into 3mm of hardboard.

A competent installer taps the wall, checks what's behind the mounting points, and picks anchors accordingly — before drilling, not after the first fixing fails. If your quote doesn't mention wall type at all, ask.

Prices are indicative. What moves them: hollow walls needing specialist anchors, working above 2.4m, removing and disposing of old units, and whether plumbing needs more than a straight reconnect. Levelling: why Singapore floors and walls fight your cabinets

Older HDB floors are rarely dead flat, and walls are rarely perfectly plumb. Install a cabinet straight onto an uneven surface and you get doors that swing open on their own, drawers that roll out, and gaps that make a $400 unit look cheap.

Proper installation handles this with levelling feet, shims and packers — the carcass is set level and square first, then fixed, then the hinges and drawer runners are fine-adjusted so every gap is even. On a run of several units, they're also aligned to each other so the tops read as one continuous line. It's fiddly, unglamorous work, and it's the difference between "installed" and "looks built-in".

Vanity cabinets: installing around plumbing

Bathroom vanity installs add a wet-works layer. A standard swap runs like this: shut off the water, disconnect the bottle trap and supply lines, remove the old unit, mount the new vanity (anchored to the wall — bathrooms have more hollow sections than you'd expect), reconnect the trap and taps, then seal around the basin and wall junction.

Two things to check before booking:

• Pipe positions. Measure where your outlet and supply points sit against the new vanity's cut-outs. A vanity whose back panel lands exactly on the pipes needs cutting on-site — normal, but worth flagging in advance.
• Relocation is plumbing, not installation. If pipes must move or new points added, that's separate plumbing work to price before the vanity goes in — not something to discover on install day.

A proper vanity install ends with a leak check under running water, not just a visual once-over.

Sequencing: when cabinets go in during a renovation

If cabinets are part of a bigger renovation, order matters:

1. Plumbing and electrical rough-in first — pipes and wiring go into position before anything covers them.
2. Waterproofing and tiling next — floors and walls are finished before cabinets arrive, so units sit on the final floor level and you're not drilling through a fresh waterproofing membrane.
3. Cabinets after tiling — base units levelled on the finished floor, wall units anchored through tile with the right bits.
4. Final connections last — sinks, taps and traps reconnect once the cabinets are fixed.
