Painting services in Singapore for HDB flats and condos
Painting is most of what we do in an occupied flat, and most of what goes wrong with it happens before the first coat: walls that were not filled, sanded or sealed. RK E&C paints HDB flats and condos island-wide with its own crew. A whole 3-room flat starts at about $450, a single room from $120, and the prices below come from our published price guide and real 2026 jobs.
What painting costs
Walls and ceilings, two coats of standard emulsion, labour and materials, furniture moved to the centre and covered.
| Unit | Whole unit | Per room |
|---|---|---|
| 3-room HDB | $450 – $750 | $120 – $180 |
| 4-room HDB | $650 – $1,100 | $130 – $200 |
| 5-room HDB | $850 – $1,400 | $140 – $220 |
| Executive / maisonette | $1,100 – $1,800+ | $150 – $250 |
| Condo | Quoted per unit after a visit. Ceiling height, balconies and building access rules move the price more than floor area does. | |
What pushes a job to the top of its range: dark colours being covered with light ones, lots of crack repair, a room full of furniture, more than two or three colours, and high or sloped ceilings. The full breakdown by flat type is in our guide to HDB painting cost.
What we paint
- Whole-unit repaints for owners refreshing a flat, landlords between tenants, and sellers before viewings.
- Single rooms and feature walls, including a colour change in one room.
- Ceilings, including sealing water stains so they do not bleed back through. See ceiling painting and water stains.
- Paint touch-up for move-out and handover: holes filled, cracks raked out, marked walls made good. See paint touch-up.
- Anti-mould finishes for bathrooms, kitchens and rooms that stay damp. See anti-mould paint.
- Plaster and skim repair where the old finish has failed and cannot be painted over. See peeling paint and wall repair and plastering and skim coat.
- Timber varnish for floors, built-in shelving and wood walls. See parquet and timber varnish.
Recent painting jobs, with the numbers
| Job | Scope | Price |
|---|---|---|
| The Pier at Robertson, 2-bedroom condo, Sept 2026 | Crack touch-up and paint touch-up to all walls and ceilings at dirty areas, part of a move-out | $280 |
| Woodhaven, Woodgrove Avenue, Sept 2026 | Painting works with a toilet seat replacement; wall patching and a light fitting as a second line | $530 + $280 |
| Serangoon Central HDB, quote, Sept 2026 | Plaster, sealer and paint to all ceilings and selected walls (option B) or to the whole flat (option A) | $2,400 or $4,050 |
| Choa Chu Kang Avenue 2 HDB, Aug 2026 | Scrape off failed finish, bonding coat, hard plaster and skim, oil-based sealer, two coats of Nippon Paint in three colours | $6,550 |
The gap between $280 and $6,550 is the whole story of painting prices. A wall that is sound only needs filling and two coats. A wall where the plaster has let go needs to be stripped and rebuilt before paint means anything, and no amount of paint fixes it. That is why we look at the walls before quoting instead of pricing from a floor plan.
How we paint
- Protect. Floors covered, furniture moved to the centre and wrapped, switches, frames and skirting masked.
- Prepare. Holes and cracks filled, flaking paint scraped back, the wall sanded. This is where a paint job lasts or fails.
- Seal where needed. Sealer on new plaster, patches, chalky walls and water stains, so the topcoat grips and dries evenly.
- Two topcoats. Cut in at corners and ceilings by brush, then rolled. One coat looks fine on the day and thin within a year.
- Clean down. Masking off, furniture back, floors cleaned.
A whole flat is usually two to four days, and you can stay in it: we work room by room. Water-based emulsion is low-odour and a room is usable the same evening.
Paint brands and colours
We usually finish in Nippon Paint, and use other brands such as Dulux or Jotun on request. More important than the label is that the sealer and topcoat are a compatible system and that the paint is applied at its proper coverage rate rather than thinned to stretch a tin. Give us a colour code from the brand's fan deck, or ask us to match an existing wall. Up to three colours across a flat is a sensible limit; every extra colour adds cutting-in time and part-used tins.
For landlords and tenants
Between tenancies, a full repaint is often better value than a long list of touch-ups, because patches on a wall that has faded for two years rarely match. If you are the outgoing tenant and only need the marks gone, our move-out packages combine touch-up with the deep clean and aircon servicing in one visit.
Why RK E&C
- We plaster as well as paint, so a failing wall is fixed properly rather than painted over.
- Sealer and number of coats are named on the quote, because those are the lines a thin quote leaves out.
- In-house crew, fixed price in writing, free site visit.
- Registered company: RK E&C Pte Ltd, UEN 202442767D. Island-wide, HDB and condo.
Common questions
How much does it cost to paint an HDB flat in Singapore?
Walls and ceilings in two coats typically cost $450 to $750 for a 3-room flat, $650 to $1,100 for a 4-room, $850 to $1,400 for a 5-room and $1,100 to $1,800 or more for an executive flat. A single room starts from about $120. Crack repair, dark-to-light colour changes and furniture-heavy rooms push the price up.
How much does condo painting cost?
Condos are quoted per unit after a visit, because ceiling height, balconies, and the building's rules on work hours and lift use affect the price more than floor area. A touch-up of marked walls and ceilings in a two-bedroom condo cost $280 on a recent job; a full repaint costs more and depends on the number of colours and the condition of the walls.
How long does it take to paint a flat?
Two to four days for a whole flat, working room by room so you can stay in it. Jobs that need plastering first take one to two weeks, because the plaster has to dry before it can be sealed and painted.
Which paint brand do you use?
Usually Nippon Paint, with Dulux, Jotun and other brands on request. What matters more is a compatible sealer and topcoat, and applying the paint at its proper coverage rate.
Do I need to move out while you paint?
No. We move furniture to the centre of each room, cover it, and paint room by room. Water-based paint is low-odour and a room can be used the same evening.
Can you paint over peeling or cracked walls?
Only if the plaster underneath is sound. We tap the wall first: if it sounds hollow, the plaster has lost its bond and has to be stripped and replastered, otherwise the new paint comes off with it. Fine surface cracks are raked out, filled and sealed before painting.
Walls need a refresh?
Send photos of the rooms and the colours you want. We will come and look at the walls, then give you a fixed price for the whole job.
Whole-unit and per-room prices are indicative of the Singapore market in 2026 and match our published HDB painting price guide. Job prices in the table are from actual RK E&C invoices and quotations issued in August and September 2026. They are not a quotation; wall condition, colours and access drive the final price, which is confirmed in writing after a site visit.
