Aircon servicing prices

Aircon work is priced per unit, and the per-unit price only stays low when every unit is done in the same visit. These are the figures from our own jobs this year:

ServiceWhat it coversRK E&C price
General servicingFilters washed, evaporator coil and blower cleaned, drain pipe and tray flushed, gas pressure checked, test run$25 to $30 per unit
Chemical washChemical clean of the coil and blower with the fan coil left in place$110 per unit
Gas top-upRefrigerant topped up after the pressure check$120
Chemical overhaulFan coil taken down, blower wheel, coil, tray and casing cleaned separatelyQuoted on site
New piping, insulation and trunkingCopper pipe, insulation and trunking replaced along the existing route3 sets incl. one unit shift: $1,320
Condensate drain pumpSupply and install, for units with no gravity drain$230
Leak test and repairTrace the leak, repair the joint or pipe, rechargeQuoted after diagnosis

For the market ranges behind each line, and why a cheap gas top-up is often a false economy, see our aircon servicing and chemical wash price guide. For pipework, see aircon piping and installation cost.

Recent aircon jobs, with the invoices

Three condos in one day: 15 units at $30

September 2026. Normanton Park, Reflections at Keppel Bay and Avenue South Residence, five units each. General servicing on every unit at $30 a unit, $150 per home, invoiced the same day. Each invoice listed what was done (filters, coil and blower, drainage flush, gas pressure check and test run) so the tenant could hand it to the landlord.

Landlord repair list in Geylang: chemical wash and gas

October 2026, a condo unit off Lorong 16 Geylang. The landlord approved three units of chemical wash at $110 each ($330) and a $120 gas top-up, alongside two toilet bi-fold doors and a floor repair, all done by the same crew and billed on one $800 invoice.

Quote for new piping and a pump at Kim Keat Link

August 2026, an HDB flat. Our quote priced new piping, insulation and trunking for three units including shifting one fan coil, $1,320; a condensate pump, $230; and a chemical wash on all three units, $330. It carried a one-year piping warranty on the condition that the new pipe and the chemical wash were done together, so no old dirt goes into a new system.

Handover servicing at One-North Eden

Four units serviced at $25 each as part of a move-out package with the deep clean and make-good repaint. See move-out cleaning for how that job was priced.

Which service do you need?

  • Cooling is fine, it is just due: general servicing.
  • Water dripping from the indoor unit: general servicing. It is nearly always a choked drain pipe or tray, not gas.
  • Weak cooling or a musty smell after servicing: chemical wash. Normal servicing cannot reach the dirt packed into the coil fins.
  • Not serviced in years, black dust blowing out, or the blower is coated: chemical overhaul.
  • Cold air but weak, and the pipe outside is not cold: pressure check, then gas top-up if it reads low.
  • Gas needed again within months: there is a leak. Topping up again only buys time; the joint or pipe needs repairing.

How often to service

Every three months for units that run every day, which is also what most Singapore tenancy agreements ask tenants to do. A unit used only at night can go four to six months. Bedrooms with the aircon on all night choke faster than a living room unit used at weekends, so it is worth doing them all on the same cycle rather than waiting for the worst one to drip.

If you are moving out, service the aircon before the handover inspection and keep the invoice. It is one of the first things a landlord or agent asks for.

Why book RK E&C for aircon

  • Our own crew. The people who quote are the people who do the job.
  • One visit for the rest of the list. We also do plumbing, painting, carpentry and cleaning, so the leaking tap, the stained ceiling and the aircon can all be fixed in the same trip.
  • Fixed price in writing before work starts, with an itemised invoice after.
  • Registered company. RK E&C Pte Ltd, UEN 202442767D.
  • Island-wide, HDB and condo, no travel surcharge.

Common questions

How much is aircon servicing in Singapore?

On our 2026 jobs, general servicing has been $25 to $30 per unit when all the units are done in one visit. A chemical wash is $110 per unit and a gas top-up is $120. A chemical overhaul is quoted after we open the unit, because it depends on how choked the coil and blower are.

How often should I service my aircon?

Every three months for units that run daily, which is also what most Singapore tenancy agreements ask tenants to do. Units used only at night can stretch to every four to six months. If cooling drops or the unit starts to drip or smell, do not wait for the next cycle.

What is the difference between a chemical wash and a chemical overhaul?

A chemical wash cleans the coil and blower with chemical while the fan coil stays on the wall. A chemical overhaul takes the fan coil down and strips it so the blower wheel, coil, tray and casing are cleaned separately. An overhaul is for badly choked or long-neglected units; most homes only ever need a wash.

My aircon is leaking water. Do I need a gas top-up?

Usually not. Water dripping from the indoor unit is almost always a choked drain pipe or tray, which a general service clears. Gas only comes into it when cooling is weak and the pressure reads low, and if gas keeps running low there is a leak in the piping that needs repairing rather than refilling.

Do you service aircon for tenants and landlords before handover?

Yes, it is one of the most common jobs we do. We can service the aircon in the same visit as a move-out deep clean and paint touch-up, and we issue an invoice you can give to the landlord as proof of servicing.

Is the servicing done by your own crew?

Yes. RK E&C's own crew does the servicing, chemical wash, gas work and piping. We do not pass the job to another company.

How many units, and what is wrong with them?

Send the number of units and a line on each (dripping, weak, smelly, or just due). You get a fixed price back, usually the same day.

Prices are taken from RK E&C invoices and quotes issued between August and October 2026 (Normanton Park, Reflections at Keppel Bay and Avenue South Residence at $30 a unit; One-North Eden at $25 a unit; Geylang for chemical wash and gas; a Kim Keat Link quote for piping and pump). They are not a quotation. The number of units, their condition and access decide the final price, which is confirmed in writing before work starts.
