Move-out cleaning in Singapore, with the make-good included

A clean unit is only half of a handover. Landlords and agents also look at the walls, the aircon and anything that is broken, and a cleaning company cannot fix any of that. RK E&C is a contractor that also cleans, so one crew does the deep clean, the paint touch-up, the aircon and the small repairs in the same visit. Packages start from $480 for a two-bedroom condo, and every price on this page comes from a real 2026 job.

Move-out packages and prices

These are starting prices for a two-bedroom condo of around 700 sq ft, which is the size of both jobs the numbers come from. Larger units, three-bedroom condos and 4-room or 5-room HDB flats are quoted from photos, and scale mainly with floor area and the number of bathrooms.

PackageWhat it coversFrom (2-bedroom)
1. Move-out deep cleanKitchen, toilets, inside wardrobes and cabinets, glass, and chemical cleaning of the tiled floors, walkway and yard$480
2. Clean + paint touch-upPackage 1, plus crack filling and paint touch-up to marked walls and ceilings$760
3. Full handoverDeep clean, aircon servicing for every unit, and make-good: holes patched, walls and ceilings repainted where needed$850 (4 aircon units, after bundle discount)

Add-ons, done in the same visit so there is no second trip:

  • Aircon servicing from $25 per unit. See aircon servicing cost.
  • Lacquer varnish for timber floors, built-in shelving and wood feature walls. On a recent two-bedroom job, two bedroom floors, a bookshelf and a wood wall came to $430. See parquet and timber varnish.
  • Silicone and regrouting where the bathroom joints have gone black. See regrouting and silicone.
  • Small repairs: a bi-fold toilet door off its track, a loose hinge, a missing curtain bracket, a toilet seat. See handyman services.

Two real handovers, with the invoices

The Pier at Robertson, 2-bedroom condo: $1,190

September 2026. A two-bedroom unit with timber floors in both bedrooms was being prepared for handover. The invoice had three lines:

LinePrice
Full house deep cleaning: kitchen, toilets, wardrobes and glass. Chemical cleaning of the living room floor, walkway, kitchen floor and yard$480
Touch-up of wall cracks, and paint touch-up to all walls and ceilings at dirty areas$280
Lacquer varnish to master and common bedroom floors, master bedroom bookshelf and living room wood wall$430
Total$1,190

The first two lines are Package 2. The varnish is the line that a cleaning-only company could not have offered, and it is what made the timber look like it did at the start of the lease rather than like it had been lived on for two years.

One-North Eden, 2-bedroom condo, 689 sq ft: $850

A full reinstatement: move-out deep clean $500, four aircon units serviced at $25 each, and make-good and repaint at $400, which came to $1,000 before a bundling discount brought it to $850. That is Package 3. The full breakdown is in our guide to end-of-tenancy reinstatement.

Put the two side by side and the pattern is clear: cleaning is roughly $500 for a two-bedroom unit either way, and what moves the total is the make-good. That is exactly the part a cleaning company hands back to you.

What the landlord actually checks

Most tenancy agreements ask for the unit to be returned in the condition it was received, fair wear and tear excepted. At the handover inspection that usually comes down to five things:

  • Walls. Screw holes from shelves and TV brackets, Blu Tack marks, scuffs behind the sofa and bed, and hairline cracks. This is where most deposit deductions come from. See paint touch-up.
  • Aircon. Many leases require servicing during the tenancy and a service before handover. Keep the receipt; landlords ask for it.
  • Kitchen. Hood, hob and the grease line on the backsplash tiles, plus inside the cabinets.
  • Bathrooms. Limescale on glass and taps, black silicone, and floor traps.
  • Anything broken. Toilet doors, cabinet hinges, blinds, bulbs.

Our move-out cleaning checklist goes through it room by room if you would rather do some of it yourself.

Why the order of work matters

Doing make-good and cleaning as separate bookings is not only more expensive, it is done in the wrong order more often than not. Patching and sanding a wall puts fine dust over a floor that has just been cleaned, and aircon servicing drips onto it. The order we work in:

  1. Repairs and patching first: holes filled, cracks raked out and filled, anything broken fixed.
  2. Paint touch-up or repaint once the filler is sanded.
  3. Aircon servicing, before the floors are done.
  4. Varnish, if any, given time to dry before anyone walks on it.
  5. Deep clean last, so the unit is at its best on inspection day.

For a two-bedroom unit this is usually one to two days on site. Book it after your furniture has moved out and a few days before the inspection, so there is room to deal with anything the landlord flags.

HDB flats and larger units

The packages work the same way for HDB flats; only the floor area changes. As a guide, a whole-unit deep clean for a 700 sq ft unit is in the $400 to $500 range and goes up from there with size, which matches our move-in cleaning pricing. Paint touch-up scales with how many walls are marked rather than with the size of the flat, which is why we ask for photos of the walls before quoting.

If the walls need more than touch-up, for example after a long tenancy with children or pets, a full repaint is often cheaper than chasing dozens of patches. See our painting services for whole-unit prices.

Why a contractor, not a cleaning company

  • One visit, one invoice. Cleaning, painting, aircon and repairs by the same in-house crew, in the right order.
  • Real make-good. Holes filled, sanded and painted to match, not just wiped.
  • Fixed price in writing after photos or a free site visit.
  • Registered company. RK E&C Pte Ltd, UEN 202442767D.
  • Island-wide, HDB and condo, with no travel surcharge.

Common questions

How much does move-out cleaning cost in Singapore?

For a two-bedroom condo of around 700 sq ft, a move-out deep clean starts from about $480. Adding paint touch-up to walls and ceilings brings it to around $760, and a full handover with aircon servicing and make-good repaint started from $850 on a recent job after a bundling discount. Larger condos and 4-room or 5-room HDB flats are quoted from photos.

What is included in a move-out deep clean?

Kitchen including the hood, hob and cabinets, all toilets, the inside of wardrobes and built-ins, glass, and chemical cleaning of the tiled floors, walkway and yard. Aircon servicing, paint touch-up and varnishing are available as add-ons in the same visit.

Can you repaint the walls and clean in the same visit?

Yes, that is the point of using a contractor. We patch and paint first, service the aircon, then deep clean last so the dust from sanding does not land on a clean floor. A two-bedroom unit is usually one to two days on site.

Will this get my deposit back?

It removes the most common reasons for deductions: marked and holed walls, dirty aircon, a greasy kitchen and black silicone. What your landlord can deduct depends on your tenancy agreement and on fair wear and tear, so read the reinstatement clause before booking and tell us what it says.

How far ahead should I book?

About one to two weeks before your handover. The work should happen after your furniture has moved out and a few days before the inspection, which leaves time to fix anything the landlord flags.

Do you do HDB flats as well as condos?

Yes. The packages are the same for HDB flats; the price scales with floor area and the number of bathrooms. Send photos of each room, especially the walls, and we will quote a fixed price.

Handing back the keys soon?

Send photos of each room, especially the walls, and your handover date. You get one fixed price for the clean, the touch-up and the aircon, usually the same day.

Package prices are starting points for a two-bedroom condo of about 700 sq ft, taken from actual RK E&C invoices issued in 2026 (The Pier at Robertson, $1,190 across three lines; One-North Eden, $850 after discount). They are not a quotation. Unit size, condition and access drive the final price, which is confirmed in writing after photos or a site visit.
